Torrey Pines, bordering Del Mar, claims as its distinctive landmark the rare pine trees that mark the area. Torrey pine trees used to line the coast all the way up to Santa Barbara, but the development of Southern California has rendered them almost extinct in all but a few pockets of land.

Many people are drawn to living in Torrey Pines because of the neighborhood's proximity to the Torrey Pines State Reserve, one of only two truly undeveloped areas south of Los Angeles. The reserve consists of two square miles of amazing land—densely wooded with pine trees leading to the coast, where sandstone has taken on amazing formations and over 400 species of wildlife co-exist.

Even outside of the reserve, the Torrey Pines area is environmentally conscious. Some of residents' favorite activities include outdoor fun like hiking and bird watching. Torrey Pines has several designated trails and areas reserved for just these things. However, it has also cordoned off specific pieces of land to protect the wildlife that lives there.

Perhaps some of the best views can be taken in on the Coaster train that many Torrey Pines residents use to commute to work in downtown San Diego. Wrapping along the coast and over the lagoon, the train is a relaxing and popular way to travel to work. The commute by car has also been made easier with the completion of Route 56, which should reduce traffic from the residential streets of Torrey Pines.

Because of the natural beauty of the land here, Torrey Pines has strict restrictions on housing and commercial districts. Shopping is clustered along Del Mar Heights Road and Carmel Valley Road. Most people live in the Del Mar Terraces and Del Mar Heights areas, upper middle class homes with great views and large, open floor plans. Torrey Pines real estate averages in the millions.
