Little Italy Real Estate

In the 1990s, it looked like San Diego's Little Italy might fall into decline like so many others. But the residents of this Little Italy instead took the problem very seriously. By rethinking how the area used its space and by bringing in new and innovative businesses, these residents saved Little Italy from the brink of disrepair. The result is a great neighborhood that is thriving both residentially and commercially.

Little Italy is a great urban enclave that offers easy access to downtown San Diego via the San Diego Trolley or even just a short walk. It draws in more people every month, as other San Diegans and even out of towners discover what the area has to offer—great shopping and dining in a quaint setting that is uniquely modern Italian. Since the renovation of the area, Little Italy has expanded to let other cultures feel their presence here, and the effect is one of vibrancy and acceptance.

Little Italy's architects have played with its status as one of San Diego's longest established communities as they redesign this community. That means leaving in place that which makes the area so ethnic while modernizing it to accommodate the changing atmosphere of Southern California. India Street, the main throughway of Little Italy, is reminiscent of the old days of the neighborhood, but with additions that speak to its future. Retail space has been added and restored to make Little Italy a more pleasant place to do business, and the Little Italy Association is ensuring that the area does not forget its roots during this beautification. Public art displays will soon tell the story of Little Italy, beginning with the first-generation Italians who came here to work in the tuna industry.

But the association is focused on practical issues too. From new public parks to making sure that small businesses are not drowned by larger ones, this is a community that watches out for itself. Children are safe walking to school, and the local public schools provide lots of extracurricular activities.

Little Italy's homes vary between the apartments reminiscent of the old days of Little Italy, and the new buildings based on remodels of traditional structures. Little Italy is not a place for skyscrapers, so all homes have a modest, urban feel to them. Little Italy real estate varies widely, so whether you're looking for a home or a storefront in which to open your small business, you'll find it here. The average home in Little Italy sold in February 2006 for $680,811.
