Leucadia Real Estate

In the 1960s, many of Southern California's beach towns modernized, putting in towering hotels along the shore, paving the access roads to the beach and converting family homes into vacation rentals. Not Leucadia. Leucadia is one of very few existing beach towns that has retained its original charm. That means that flowers and avocado trees—not just palm trees—grow at the side of dirt roads. It means that instead of chain surf shops clustered along the beach, you'll instead find individually owned family stores that cater to the needs of the area's residents, not tourists. And it means that in the mornings, the water is full of local surfers who have known each other for years.

Leucadia continues to slowly develop. Avocado trees are being replaced by homes, but the process here—carefully watched over by current residents—is happening more carefully and deliberately than in other places in the county. The tradition of agriculture here continues despite these changes, with nurseries flourishing and homes' landscaping carefully tended.

But even more spectacular than these views are those taken in by the cliffs leading to the Pacific Ocean. A sunset walk down Neptune Avenue is a great way to wrap up a summer evening, and it's just a short walk down a staircase to reach the shore. Homes line this street, and are some of the most coveted real estate in Leucadia.

The lifestyle here is relaxed. It's a safe community, and parents enjoy watching their children growing up here. Young students are part of the Encinitas Union School District, and older students belong to the San Dieguito Union High School District, one of the best in the state.

Homes are available in Leucadia for a wide range of prices. There are a few condominiums in the area, starting at around $600,000; the newer condominium projects are being offered at around $1 million. Homes along the coast here can sell for as much as $4 million. The average price of a Leucadia home, reported in February 2006, is just a shade under a million dollars--$925,752.
