Escondido Real Estate

Escondido's homes were built where citrus and avocado groves thrived in the 1920s. In some parts of the community, those trees are still thick between homes. And drive just a few minutes away from the major mall and you'll be back in the groves, where active citrus farmers still live and work. It's truly a suburban area placed amongst a rural valley.

Escondido has an active community for families with kids. The schools are excellent—most older students attend San Pasqual High School—and the neighborhood associations are strong. The main community event is the annual Grape Day festival and parade. Almost 100 years old, the festival is put on by the Escondido Historical Society, and draws out hundreds of residents and tourists every year. Every Friday night in the summer, people come out to Cruisin' Grand, a car show/social event held right on a downtown street.

Kids will enjoy that the San Diego Wild Animal Park—in the nearby San Pasqual Valley—is so close, and adults will enjoy the proximity of wine country. Ferrara Winery, the oldest in San Diego County, has been in operation since 1932. It's not hard to find a great tasting in the area. The newly-built California Center for the Arts is also accessible, and shows art and theater year-round.

Downtown Escondido is in the process of renovation, beginning to come into its own as a major center. A new City Hall was recently erected, and the shops and restaurants that the city has drawn in are becoming a major attraction for out-of-town antiquers and diners.

Getting out of town isn't hard either. Escondido is located on the I-15 corridor in north San Diego County—about a half-hour drive to Downtown San Diego.

Escondido is mainly a middle-class neighborhood. The average sales price of a home in February 2006 was $499,540. There is plenty of available land, and coupled with the expanding population, all different sorts of homes are springing up. Now the area has both multi-million dollar homes (up to almost $6 million) as well as more affordable housing. Escondido real estate is a promising investment.
