Del Cerro Real Estate

Del Cerro is almost entirely built on a hill, which means that just about every resident has a great view of San Diego. Whether it's facing out towards Mission Trails Regional Park or towards the lights of downtown, Del Cerro residents consider that reason enough to live in this great community.

But there's more than just this first impression. Del Cerro homes, built in the 1950s, are large and have a distinct architectural charm that is lacking from so many communities built around this time. These homes have unique facades and character that sets them apart from their neighbors. This is a proud neighborhood, with well-kept front yards and spacious backyards, great for kids to play in. Almost all of the real estate in Del Cerro consists of detached, single family homes. A few apartment buildings and condominiums are on its borders.

Children here grow up with great parks and good public schools, part of the San Diego Unified School District. Older students attend Patrick Henry High School, which places a strong emphasis on Advanced Placement programs and getting its students into top colleges and universities. There are several private schools nearby as well.

Adults can continue their education at the nearby community college or at San Diego State University, just over the freeway. Both sponsor occasional free classes and events for adults or for the family.

Del Cerro is just a short commute to downtown San Diego, where most of its residents work. San Diego State University's new Trolley station is now open, providing great public transportation downtown. By car, Del Cerro is easily accessible to Interstate 8 and a drive downtown takes about half an hour in rush hour traffic.

As of February 2006, the average sales price of a Del Cerrro home was $610,275. Prices are quickly appreciating in value as available property in Del Cerro becomes scarcer. In addition, some new developments are under construction on a previously undeveloped side of the hill. These new homes are predicted to fetch more than $1 million. Del Cerro real estate is a sound investment.
