College Grove, just to the south of San Diego State University, is a modest neighborhood full of young people. Renovations now in progress mean that it's a community on the rise.

College Grove is popular among, obviously, college students. But they live there alongside mainly young families and people who moved in when they were just starting out and never really wanted to leave. The homes here are modest and practical, many with front porches and adequate yards for small kids to play in. There are also blocks of apartment buildings.

The neighborhood is great for those who want to go out and have a good time but don't have a lot of resources. Because of the nearby college, it's full of inexpensive eateries, tiny coffee shops and used book and CD stores. A new regional mall has been renovated with the help of the City of San Diego. Formerly the College Grove Shopping Center, it's now the Marketplace at the Grove, and includes several major convenience stores. Just about everything is within walking distance.

The city is also discussing a plan to create a large urban park in this neighborhood. Simultaneously, it hopes to address cultural issues and bring more awareness into the community. Its proposed plan therefore calls for creating a park, the South Chollas Park, that artistically celebrates different ethnicities, resembling the Spanish Village in Balboa Park.

College Grove is also working on making housing in the area more affordable to those who want to live here. The average sales price for a single family residence or condo in February 2006 was $426,320. As the city's renovations are completed and property value starts to rise, an investment in College Grove real estate will take you far.
