And the area has its share of hassle-free retail shopping set apart from the residences, drawing in shoppers from other communities who are lured towards its ample parking and wide selection.

The homes of Carmel Mountain are mainly middle class, master planned communities. Residents love that they are filled with light and have the amenities that homeowners in older houses have to add on themselves—walk-in closets, picture windows and wide hallways. They have big driveways and big yards, great for swing sets and slides. And people feel safe with their children outside.

Carmel Mountain is a family-friendly community, with lots of organized activities for kids and their parents. Children belong to the Poway Unified School District, the best in the county. Thirty percent of the 12,000 Carmel Mountain residents are under 18, so family activities are stressed in the community. Libraries and community centers are heavily used, mainly by parents and their kids. Hiking trails are popular on the weekends, and the weather of the San Diego area means that these activities can be done almost year-round.

Home prices in the Carmel Mountain area start in the mid-$200,000s and go up to over $1 million. In February 2006, the average home sold for $509,190. Because of the planning and great design of the homes and the communities, many people pay more for a Carmel Mountain home because they know that they will make few, if any, alterations to their houses.
